TOTAL SYSTEM 50-YEAR LIMITED WARRANTY**

Effective Date: Upon Substantial Completion

Issuer: Atlantic Metal Roofing (“Contractor”)

1. WARRANTY GRANT

Atlantic Metal Roofing (“Contractor”) warrants that all metal roofing systems installed by Contractor shall be free from material defects and installation defects, subject to the terms, conditions, limitations, and exclusions set forth herein.

This Total System 50-Year Limited Warranty (“Warranty”) applies to qualifying metal roofing installations completed by Contractor and remains in effect for a period of fifty (50) years from the date of Substantial Completion.

2. SCOPE OF COVERAGE

This Warranty applies to the entire metal roofing system as installed by Contractor, including but not limited to:

2.1 Materials

• Metal roof panels

• Clips, fasteners, concealed attachment systems

• Flashings, trims, ridge caps, edge metals

• Factory-applied coatings and finishes

2.2 Workmanship

• Installation defects

• Improper fastening, seaming, or panel engagement

• Installation-related water intrusion or leakage

2.3 System Performance

• Failure of the roofing system caused by defects in materials or workmanship

• Corrosion or rust-through resulting from material failure when installed per manufacturer specifications

3. COVERED ROOFING SYSTEMS

This Warranty applies to all metal roofing systems installed by Contractor, including, without limitation:

• Standing Seam Metal Roofing

• Exposed Fastener Metal Roofing

• Aluminum Metal Roofing

• Steel and Galvalume Metal Roofing

• Coastal and High-Wind Rated Systems

• Residential and Commercial Metal Roofing

• Specialty Metal Roofing Systems, including shake-style, slate-style, and tile-style metal roofs

4. LEAK PROTECTION

Contractor warrants that the metal roofing system, when properly installed and maintained, will remain watertight. Contractor shall, at its discretion, repair leaks caused by defects in materials or workmanship during the Warranty Period.

5. TRANSFERABILITY

This Warranty is transferable to a subsequent property owner, provided that:

• Written notice of transfer is submitted to Contractor within thirty (30) days of property transfer; and

• The roofing system has not been modified or repaired by unauthorized parties.

6. WARRANTY REMEDY

In the event of a valid warranty claim, Contractor’s obligation shall be limited to one or more of the following, at Contractor’s sole discretion:

• Repair of the defective portion of the roofing system

• Replacement of defective materials

• Correction of installation defects

This Warranty does not provide for cash refunds or damages beyond repair or replacement.

7. EXCLUSIONS AND LIMITATIONS

This Warranty does not cover damage or failure resulting from:

• Acts of God, including but not limited to hurricanes, floods, tornadoes, earthquakes, or lightning

• Improper maintenance or neglect

• Structural movement or settlement

• Modifications, penetrations, or repairs performed by third parties

• Abuse, misuse, or impact damage

• Conditions exceeding manufacturer design limits

Normal wear, cosmetic changes, or surface oxidation that do not affect system performance are excluded.

8. MAINTENANCE REQUIREMENTS

Warranty coverage is contingent upon reasonable maintenance of the roofing system, including periodic inspections and prompt correction of issues unrelated to installation or material defects.

9. DISCLAIMER OF OTHER WARRANTIES

Except as expressly stated herein, this Warranty is given in lieu of all other warranties, express or implied, including but not limited to implied warranties of merchantability or fitness for a particular purpose.

10. LIMITATION OF LIABILITY

Contractor shall not be liable for incidental, consequential, or indirect damages, including loss of use, loss of profits, or property damage unrelated to the roofing system.

11. GOVERNING LAW

This Warranty shall be governed by and construed in accordance with the laws of the state in which the project is located.

12. ENTIRE AGREEMENT

This document constitutes the entire warranty agreement between Contractor and the property owner regarding the metal roofing system and supersedes all prior representations, written or oral.
